A fair warning. These are forecasts of averages, not quotes, and a room in the middle of Paris is not a lakeside villa with a pool, a team of 14 and nobody else on the property. We are not saying one is better. We are saying what a night costs, so a group can decide where its money goes further. Paris is lovely. So is having eleven rooms to yourselves.

Yes. The flash price has no minimum number of guests, only a minimum of 3 nights. Outside the sale the standard minimum is 10 guests.
Is the flash price refundable?＋
No. You pay in full when you book, the booking is not refundable, and the price is not combined with other discounts.

22 guests are included in the price and up to 30 can stay by arrangement, with extra beds. A night with 23–25 guests adds 10% and with 26–30 guests 20%.
